    Good evening, Planning Commission Members,

    My name is Kenta Kamohara, General Manager of the Holiday Inn Express & Suites located in American Canyon at 5001 Main St. I would like to take this opportunity to voice my comments regarding the public hearing agenda item #4 - NVGR Quarry Lake and Fig Tree Amphitheaters project.

    Being in the hotel industry, the most popular question that is asked of us is “What is there to do around here?” and as much as we would like to recommend our guests to our towns local assets; unfortunately, our team recommends our guests to go more North into Napa Valley so they can enjoy their time either in Downtown Napa or suggested Wineries because our guests are not quite impressed with what American Canyon offers to them. Frankly speaking, this town does not have any demand generating assets that will spark any interest of visiting American Canyon on its own and our town heavily relies on the demand Napa Valley draws to the general area. One major advantage of American Canyon is our location being in the most Southern Part of Napa Valley which means that our Average Daily Rate (ADR) is the most affordable compared to hotels up North. The 2022 Annual STR Data reported that American Canyons ADR is $169.06 compared to Napa Counties $469.71
    Just imagine this for a moment. Assuming that the Amphitheater is at 100% capacity (combined capacity of 4,100-seating), every attendee needs to book a hotel room, and each room occupying two guests per room would require a minimum of 2,050 room nights multiplied by American Canyons ADR of $169.06 is a potential hotel revenue of $346,573 which translates to Transient Occupancy Tax (TOT) revenue for the city as well. This Quarry Lake and Fig Tree Amphitheater project will give our guests a reason to visiting American Canyon, and hotels North of us will be relying on the occupancy overflow for hotel room nights when events are hosted. Additionally, the amount of exposure this will bring to guests that never knew about American Canyon will become a great discovery for most. Of course, we are not in a perfect world so a true 100% capacity may not actualize every time, but being able to capture a portion of the opportunity will be amazing.

    Your consideration of approving this project is vital to the enhancement of American Canyons livelihood for success within the local and business communities.
